Nice, private area. Right in the canal. There is noise from the boats on the canal but it did not bother us when you consider the view.

We stayed at this property from March 13 to April 10. Arrival instructions were spot on and finding the apartment in the labyrinth that are the streets of Venice was easily accomplished. The check-in time is stated as 1500. It wasn’t one minute before so figure that into your plans.
We arrived in Venice from Innsbruck at the train station and when we arrived the access code had been sent at 1500 (check in time). The apartment is a short 5- or 6-minute walk from Stazione di Venezia Santa Lucia. As a plus, when arriving by train, there are no bridges to cross from the train station to the apartment.
Upon arrival in the building there is a short flight of stairs to climb to the elevator that takes you to the apartment.
Once inside the apartment, it is fully equipped for your stay. There are a few sundry items you will need to purchase, dish soap, paper towels and sponges. There are two terraces, a large one off the living room/dining room and a small one off the kitchen. There is also a very small balcony off the master bath. All windows are shuttered to allow you to sleep in if needed by keeping the sun out, or to keep the house cool when the sun shines on the southern façade facing the canal.
The apartment is equipped with A/C, heater, WiFi, Reefer, microwave, oven, dishwasher, washing machine (located on ground floor), pots/pans, dishes and cutlery and toaster. The TV provides a wide selection of channels from which to choose your programing.
The view from the apartment of the Grand Canal is great.
The apartment is located a 1-minute walk from Campo San Geremia and Chiesa Dei Santi Geremia e Lucia. Located within the Campo are a few restaurants. Our favorite was Ristorante Pedrocchi. Located just off Campo Geremia is a large park that is comfortable to relax in and get away from the crowds in Venice.
Just a couple of issues with the apartment while we were there.
The Refrigerator door doesn’t close properly, and the freezer was frozen solid when we arrived, and water was all in the refrigerator. They came and defrosted the freezer the next day but within 2 weeks it had frozen over again.
On April 1, went to try to use the elevator to take a load of laundry down to the washer and the elevator wouldn’t work. As it happened on a Saturday morning, it was Monday before it was repaired.
A drawback
Being on the Grand Canal across from a vaporetto stop can be a tad bit noisy as the vaporetto’s run all night. It isn’t so much the forward progress of the vaporetto but when they back down to tie up to the station is very noisy. During the day it can get very noisy from all the traffic.
RECOMMENDATION: I would stay here again. The location of the transportation hub Piazzale Roma and the train station makes it an ideal location.
